Terms & Conditions

Making a Reservation

Please contact us to check availability of dates and property. The deposit is payable at the time of booking via cheque or online bank transfer. The balance of payment is to be paid 8 weeks prior to arrival date.

Telephone/email bookings will be held for 7 days pending receipt of deposit to allow for travel arrangements to be finalised. Upon receipt of the deposit the booking will be confirmed. In periods of high demand we may contact you sooner for confirmation.

Bookings within 8 weeks of arrival are payable in full.  Bookings made within 14 days of arrival should be paid in full by online bank transfer.

Arrivals and Departures

In general, our lets run from Saturday to Saturday. Your apartment will be ready for you at 4pm and outgoing guests are requested to vacate the house prior to 10am on the departure date.  This is to ensure adequate time to prepare for incoming guests.

Prices include: broadband internet access, electricity, all bed linen and towels (not beach towels).

Cleaning

The property should be left clean and tidy on departure and we request that any damage/breakages be reported prior to departure in order that these can be rectified for incoming guests. In the unlikely event that a property is left in an inappropriate manner, an additional cleaning surcharge may be incurred.  In certain circumstances damage and losses shall be charged in full.

Pets

We regret that we are unable to accommodate pets.

Smoking

We request that guests refrain from smoking on the premises.  An additional charge for deep cleaning of the property will be payable if this is not observed.

Occupancy

Please advise us if you think that the occupancy of your property will exceed the number stated in your booking form.

Holiday Protection

To minimize the cost and inconvenience of cancelled bookings, guests are strongly recommended to take out holiday insurance.

Vehicles/Personal Property

In addition to cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects.  Vehicles, accessories and contents are left at their owner’s risk.  The proprietor shall not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.

Cancellation

If you require to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days.  In the event of a cancellation, we will attempt to re-let the property.  If we are able to re-let the property, you will be reimbursed in full less the sum of £25 to cover administration costs. However, we strongly advise that you take out insurance cover to protect against cancellation charges.

If we are unable to re-let the property, cancellation charges will be applied as follows:

More than 8 weeks before booking commences: your deposit shall be forfeited.
Less than 8 weeks before booking commences: you will be liable to pay the full cost of rental (i.e. deposit and full balance).

Adverse Travel Conditions

Where there are ferry/plane disruptions due to bad weather conditions or for any other reason, we cannot be held responsible for late or non-arrival at the properties and so no refunds can be provided.
